Market Trends - July 2012


MARKET TRENDS



 



We are now past the half-way mark in 2012.  To paint a broad picture, I’ve included stats for Rancho Santa Fe, Del Mar, Solana Beach and Encinitas in these numbers.



Rancho Santa Fe – all of 92067



June property sales were 24, up 20% from 20 in June 2011. 



June 2012 sales were at their highest level compared to June 2011 and 2010. 



June year-to-date sales of 106 are 2.9% higher than last year’s y-t-d sales of 103.



June Month’s Supply of Inventory:  8.7 months, down -32% from June 2011 supply!



 



Del Mar - 92014



June property sales were 23, up 15% from 20 in June 2011. 



June 2012 sales were at their highest level compared to June of 2011 and 2010. 



June year-to-date sales of 115 are 5.5% ahead of last year’s y-t-d sales of 109.



June Month’s Supply of Inventory:  5.7 months, down -42% from June 2011 supply!



 



Solana Beach - 92075



June property sales were 20, down -16.7% from 24 of June 2011. 



June 2012 sales were at a mid-level compared to June of 2011 and 2010. 



June year-to-date sales of 108 are 38.5% ahead of last year’s y-t-d sales of 78.



June Month’s Supply of Inventory:  4.1 months, down -29% from June 2011 supply!



 



Encinitas – all of 92024 from the beach to Olivenhain



June property sales were 62, up 12.7% from 55 in June 2011. 



June 2012 sales were at their highest level compared to June of 2011 and 2010. 



June year-to-date sales of 313 are 19% ahead of last year’s ytd sales of 263.



June Month’s Supply of Inventory:  3.5 months, down -35% from June 2011 supply!



As you can see from these numbers, the trend in our market is definitely on the up-swing.  This is good news for sellers who have been holding off putting their homes on the market.  And this is a wake-up call to buyers who have been waiting for the market to bottom out…well, it has, and we now are on the way up.  Also, our shadow inventory (short sales and foreclosures) is declining – that’s another good sign!



(Month’s Supply of Inventory = the number of months needed to sell all of the inventory at the current monthly sales pace.)

Simply put those rock-hard peaches in a brown paper bag with an apple - yes, an apple. Close the bag up and set it aside for a few days. Voila! In a few days you will have ripe peaches!

THREATS IN EUROPE�� by JOHN CLEESE

The English are feeling the pinch in relation to recent events in Syria and have therefore raised their security level from "Miffed" to "Peeved." Soon, though, security levels may be raised yet again to "Irritated" or even "A Bit Cross." The English have not been "A Bit Cross" since the blitz in 1940 when tea ...supplies nearly ran out. Terrorists have been re-categorized from "Tiresome" to "A Bloody Nuisance." The last time the British issued a "Bloody Nuisance" warning level was in 1588, when threatened by the Spanish Armada.



The Scots have raised their threat level from "Pissed Off" to "Get the Bastards." They don't have any other levels. This is the reason they have been used on the front line of the British army for the last 300 years.



The French government announced yesterday that it has raised its terror alert level from "Run" to "Hide." The only two higher levels in France are "Collaborate" and "Surrender." The rise was precipitated by a recent fire that destroyed France 's white flag factory, effectively paralyzing the country's military capability.



Italy has increased the alert level from "Shout Loudly and Excitedly" to "Elaborate Military Posturing." Two more levels remain: "Ineffective Combat Operations" and "Change Sides."



The Germans have increased their alert state from "Disdainful Arrogance" to "Dress in Uniform and Sing Marching Songs." They also have two higher levels: "Invade a Neighbour" and "Lose."



Belgians, on the other hand, are all on holiday as usual; the only threat they are worried about is NATO pulling out of Brussels.



The Spanish are all excited to see their new submarines ready to deploy. These beautifully designed subs have glass bottoms so the new Spanish navy can get a really good look at the old Spanish navy.



Australia , meanwhile, has raised its security level from "No worries" to "She'll be alright, Mate." Two more escalation levels remain: "Crikey! I think we may have to cancel the barbie this weekend!" and "The barbie is cancelled." So far no situation has ever warranted use of the last final escalation level.



A final thought - "Greece is collapsing, the Iranians are getting aggressive, and Rome is in disarray. Welcome back to 430 BC".

Today's Returning Veterans are Poised to Become the "Next Greatest Generation"


 The RSF Garden Club recently held its annual "Ramblin' thru the Ranch" garden tour and bazaar. (I was a docent at one of the gardens.) This year the club brought Archi's Acres to the bazaar. Karen and Colin Archipley (he is a returning vet) started this organic farm which now sells produce to local organic grocery chains Jimbo's and Whole Foods Markets. This hand-on farming really has been so successful and seemed to help returning vets regain a foothold on life back home, so the next step was for Archi's Acres to partner with Univ.of Cal.SanMarcos to offer "Veterans Sustainable Agriculture Training" (VSAT) to active-duty military and returning veterans. VSAT is a 6-week full-impact training course designed for transitioning military to the private sector. The military taught these folks strong discipline and management skills so this is almost a natural for the vets. Before each student graduates they must present a viable business plan. The VSAT brochure reads: Our country needs one million new crop producers. "Sustainable organic agriculture will help America regain its economic footing. Who better than our military to play a major role!" We believe that our focus on veterans, agriculture and life skills is one that will ultimately prove to be of benefit to America. "VSAT opened my eyes to food production as a way to continue serving my country and securing our nation's future." Thus, "[T]oday's returning veterans are poised to become the "next greatest generation." The Garden Club that week awarded 2 ($4500) scholarships to 2 soldiers, and will award 3 more with the next graduating class. Makes me very proud. To read more go to www.archisacres.com.
